Legal & Compliance Company Structure Jonice Property Services Ltd operates a Guaranteed Rent / Lease model. We lease properties directly from landlords and pay a fixed guaranteed rent for the duration of the agreement. Under this structure, we do not act as a letting agent and do not manage money on behalf of landlords. Client Money Protection (CMP) Jonice Property Services Ltd does not hold client money. All rent paid by occupants is collected as company income, not on behalf of landlords. Because we do not handle landlord funds, we are not required to hold Client Money Protection (CMP) under the Client Money Protection Schemes for Property Agents Regulations 2019. Tenancy Deposits Where deposits apply, they are protected through an approved Government Tenancy Deposit Protection Scheme, ensuring full compliance with UK legislation. Property Standards & Safety We ensure all properties meet or exceed legal requirements, including: Gas Safety (annual CP12 certification) Electrical Safety (EICR compliance) Smoke & Carbon Monoxide Regulations Fire Safety standards appropriate to the property type Legionella risk management Regular inspections are carried out to maintain safety, compliance, and tenant wellbeing. Data Protection Jonice Property Services Ltd complies with UK GDPR and the Data Protection Act 2018. Personal information is processed lawfully, securely, and only for legitimate business purposes. Landlord Agreements All landlord relationships are governed by a formal lease agreement, clearly outlining responsibilities, guaranteed rent terms, maintenance obligations, and compliance commitments.
